THE LAKE AND MARGINS TOTAL 1.774
HECTARES (4.383 ACRES). THE ADJACENT PADDOCK IS 1.216 HECTARES (3.005) ACRES.
THE PROPERTY IS LOCATED APPROXIMATELY
20 MILES SOUTH-WEST OF LIMOGES, IN HAUTE-VIENNE, NEAR THE DORDOGNE BORDER. THE
MARKET TOWN OF ST. YRIEIX LA PERCHE, WITH ALL FACILITIES, IS 5 MILES AWAY.
The lodge is mainly a concrete framed
building erected about 35 years ago. The total area is 26ft by 20ft (approx.).
External battens have been fitted to the frame to accommodate timber cladding.
Accommodation comprises a large room
with chestnut parquet flooring, fitted with kitchen units at one end, dining
table with candelabra over, and a valuable French antique bed at the opposite
end. A rear extension comprises a small utility area with units, leading to a
single bedroom and a bathroom (not yet completed).
The front elevation includes two
hardwood windows and a glazed door, all with shutters.
Cooking and water heating is by LPG
and Butane gas, and pumps and lighting are low voltage powered by heavy duty
batteries which also supply power for inverters supplying current for a music
centre with radio, television, and microwave oven. Battery charging is by
solar panels and a small generator (not needed March to October). Water is from
a spring and is pumped to the lodge.
A lean-to at one end provides storage
for mowers and tools etc. There is also an ex-British telecom box body suitable
for storage of fishing equipment.
Near the lodge is a shower cabin,
with shower unit, wash basin and toilet. Together with a small storage area
(originally intended to be a second toilet).
The lake is principally spring fed
and also takes the overflow from a lake upstream. It has never suffered from
serious water (and oxygen) loss in the hottest summer months.
The lake has not been seriously
fished for over ten years. In 2007 a good stock of 12-20lb carp were caught and
specimens up to 40lbs were claimed to be present by the previous owner. The fish
stock is ‘wild’ and not really comparable with a commercial lake.
Two oldish but serviceable caravans
are included in the assets, together with domestic effects.
The annual outgoing are less than
1,000 euros, including the telephone land line rental.
The property is owned by a family
company known as SCI (Société Civile Immobiliere). The sale will be by transfer
of the shares in the company. A firm of Anglo-French solicitors will be employed
to handle the sale transactions. The possibility of dividing the company shares
into a maximum of 9 blocks is being considered.
The property would be ideal for a
group of friends or a fishing club.
We use Brittany Ferries Portsmouth-Caen
crossing. Caen to the lake is about 6 hours drive and is a fantastic base for
exploration of south-west France. (Bordeaux is about 80 miles.)
Viewings can be arranged by
appointment. Discount ferry crossings may be available. The lake is less than
1 hour from Limoges airport, and approximately 2 hours from Bergerac airport.
